Kanpur: The Kanpur Development Authority (KDA) is preparing an ambitious urban expansion plan covering nearly 45,000 acres across 80 villages, with plans to develop high-rise residential projects on the lines of Greater Noida and Mumbai.
The move comes as KDA works on a new master plan for the villages recently brought under its jurisdiction. The authority is also preparing zonal plans that will determine the distribution of residential, commercial, industrial and green areas across the newly planned development zones.
High-Rise Housing to Shape New Kanpur
The proposed development is aimed at transforming the areas covered by the 80 villages into modern urban zones. High-rise buildings are being considered to accommodate more residents while making efficient use of available land.
Along with housing, the plan includes the development of new commercial and industrial areas. The broader objective is to create well-planned urban settlements with modern infrastructure and essential public facilities.
KDA is simultaneously working on major projects such as New Kanpur City, Noida Kanpur and Aero City, while the new village-based development is expected to become another major component of Kanpur’s long-term urban expansion.
Housing Plan for Around 50,000 People
According to the preliminary plan, accommodation could be developed for approximately 50,000 people.
However, KDA has clarified that the proposal is still at the planning stage. Before finalising the development model, the authority intends to conduct a demand survey to understand what type of housing and flats prospective residents are looking for.
Public feedback will also be considered before the final development strategy is prepared.
Green Belts and Parks to Be Part of the Plan
The proposed urban expansion will not focus only on residential construction. KDA is also planning to include parks, green belts and other open spaces as part of the development.
The aim is to create planned neighbourhoods where residential areas are supported by adequate greenery and public amenities.
Private Land May Be Included Through Land Pooling
KDA is also examining land ownership patterns in the proposed development areas. If private plots are found within or between KDA-owned land parcels, the authority may explore mechanisms such as land pooling or land acquisition for integrated development.
This approach could help create larger, more organised development zones instead of fragmented construction.
KDA Secretary Abhay Pandey said the new master plan for the 80 villages is being prepared with provisions for residential, commercial and industrial development, along with green areas. He also indicated that a demand survey would be conducted before launching the scheme so that public preferences can be incorporated.
80 Villages Across Five Tehsils
The 80 revenue villages included in the proposed development plan are spread across five tehsils of Kanpur Nagar and Kanpur Dehat:
- Bilhaur: 38 villages
- Narwal: 17 villages
- Maitha: 13 villages
- Akbarpur: 10 villages
- Kanpur Sadar: 2 villages
Schools, Hospitals and Other Modern Facilities Planned
The proposed urban development is expected to include several essential and modern facilities along with housing.
These may include:
- Schools and colleges
- Police stations
- Hospitals
- Convention centres
- Modern waste-management facilities
- Parks
- Picnic and recreational spaces
- Green belts and open areas
Demand Survey Before Final Rollout
KDA is taking lessons from some of its earlier residential and commercial projects before moving ahead with the new scheme. The authority plans to assess market demand and public preferences before finalising the project.
The survey is expected to provide information about the kind of houses and flats people prefer, helping KDA design the new development according to actual demand.
